Physical models are a requirement for developments costing more than $5 million or buildings over 3 storeys within the City of Sydney Council area. Models may also be required or encouraged for complex sites/projects.

We have extensive experience in making detailed and accurate models for development application (DA) & Occupation Certificates (OC) and have completed models for more than 400 developments. We have experience working on projects of all sizes, and have been engaged by the City of Sydney Council to make models for their own projects, carry out repairs and improvements to the City Model at Town Hall. The cost of a model can vary greatly depending on the complexity and size of your project. As a general guideline, prices for our models start at $3,000+GST for the design proposal model and cost from $6,000+GST where a context model is also required.

Our DA models are constructed from solid, durable, stable, high-intensity and fade-resistant material. We use a variety of techniques including 3d printing, lasercutting and CNC milling, as well as traditional model making skills.

Given the strict requirement of these models setout by Council, physical models cannot be produced in-houe by Architects and should only be undertaken by an experieneced model making firm. Models which do not meet Councils requirements will be rejected and result in delays to the DA.

City of Sydney Council will require a model for all projects that are above 3 stories or are more than $5 million in cost. Council does not make exceptions to this.

The model helps the general public and Council Planners properly evaluate your proposal within its context. An accurate and professionally made model will assist your submission.

Ideally, we will receive the same 3D CAD file which you submit for the electronic 3D CAD submission as this is what they will be comparing the physical model to.

If your site is located outside of the City Model at Town Hall, you will also be required to submit a 100m radius context model. To obtain the IDE Context file, please get in touch with Councils Modelling team: model@cityofsydney.nsw.gov.au
